Supported by Read Construction and Lovelock Mitchell, Flintshire County Council (FCC) is leading the way in Wales by embracing the BIM method of building design and operational management.
Building Information Modelling (BIM) has increasingly become the word on everyone’s lips in the construction industry and this is in no way a fashionable fad: the way buildings are designed and operated is changing and if you are not part of the steam roller, you are part of the road!
Through a Quality / Cost tender process, FCC appointed Read Construction Holdings Ltd (Read) as Principle Contractor for the new Shotton Amalgamated Primary School in May of this year. The innovative, added value offered by Read included BIM Consultancy through their regular team partner Lovelock Mitchell Architects.
Even prior to the construction phase, Read have appreciated the value that BIM brings – not only from the designer’s point of view, but also directly to them as a Main Contractor. The design stage benefits are clear to all:

• Effective evaluation of design options result in cost certainty
• Visual benefits through design visualisation
• Efficiency of design and options appraisal
• Co-ordinated operational database for in-use building management
Read acknowledge the input of specialists, having engaged Lovelock Mitchell Architects who have been using BIM as their principle design platform for all projects since 2008 and are independently certified professional users. For Lovelock Mitchell, BIM has entirely replaced AutoCAD as the way design information is prepared and presented.
Similar input has been secured through the appointment of Capita Symonds, who wholeheartedly support this process through the provision of structural design in a BIM format with further specialist support currently being reviewed for the building services elements to further enhance the BIM integrated approach and ensure full clash detection and design co-ordination.
Read & FCC have seen the future for public sector procurement with the Welsh Assembly’s target of all publicly funded projects being Level 2 BIM Compliant by 2015, and are leading the rest of the region in their early adoption of BIM into their procurement protocols. This project is as such, put forward as a Constructing Excellence Exemplar project, demonstrating how Level 2 BIM Compliant project can be delivered NOW by regional SME’s on a complex and exciting new Primary School for the Local Community.
